The COVID-19 pandemic, racial injustice and climate change play key roles in the Urban Land Institute’s 2021 “Emerging Trends in Real Estate” report for the United States and Canada.
Examples of some trends include:
- Increased interest in lower-density population areas will denote a residential movement to smaller cities and suburbs,
- Reduced retail business footprints as more people work from home and shop online,
- Increased focus on social justice as advocates fight to end discriminatory real estate and financing practices,
- Greater interest in health and safety will lead to better cleaning and disinfection technology, and
- Job losses are exacerbating the housing affordability problems.
