In June 2026, statewide home sales (including single-family homes and condominiums) of 14,374 homes sold was 2.4 percent more than 14,032 sold in June 2025.
The 20,520 homes available for sale statewide in June were 7.4 percent less than the 22,169 homes available in June 2025. The monthly median price of $345,000 in June 2026 was 6.2 percent more than $325,000 in June 2025. The median is a typical market price where half the homes sold for more and half sold for less.
“Illinois entered the summer housing season with positive momentum, as June brought stronger sales activity and continued price growth compared with last year,” said Jeff Kolbus, president of Illinois REALTORS®, president and owner of REMAX Traders Unlimited in Peoria. “With inventory still constrained, market conditions remained competitive for buyers.”
In the nine-county Chicago Metro Area, June 2026 home sales (single-family and condominiums) totaled 9,927 homes sold, up 3.9 percent from June 2025 sales of 9,551 homes. In June 2026, there were 12,832 homes for sale in the Chicago Metro Area, a 14.4 percent decrease from 14,992 homes on the market in June 2025. The median price of a home in the Chicago Metro Area of $407,000 in June 2026 was 4.6 percent greater than $389,000 in June 2025.
“The Institute for Housing Studies’(IHS) three-month forecast projects that single-family home sales between July and September will be about 1 percent higher than during the same period last year, while September home prices are expected to be more than 8 percent above year-ago levels,” said Geoff Smith, Executive Director, Institute for Housing Studies at DePaul University in Chicago.
“Although demand has remained steady, limited housing inventory, elevated mortgage rates, and ongoing affordability challenges will likely continue to constrain homebuying activity in the months ahead.”
The city of Chicago experienced a 0.9 percent year-over-year increase in sales in June 2026 with 2,417 sales, down from 2,396 in June 2025. In June 2026, there were 3,338 homes for sale in the city of Chicago, a 28.9 percent decrease from 4,693 homes on the market in June 2025. The median price of a home in the city of Chicago in June 2026 was $427,500, a 6.9 percent increase from June 2025 when the median price was $400,000.

The Chicago Metro Area, as defined by the U.S. Census Bureau, includes the counties of Cook, DeKalb, DuPage, Grundy, Kane, Kendall, Lake, McHenry and Will.
Based on the Freddie Mac data, the monthly average commitment rate for a 30-year, fixed-rate mortgage was 6.5 percent in June 2026, up from 6.4 percent from the month before and down from the June 2025 average of 6.8 percent.
