Course Description
This 2-hour course is designed to help residential brokers understand the basics of commercial real estate, helping them to identify where it’s likely they are able to have competency and where they might want to refer clients.   In addition to providing basic summaries of the areas of commercial practices, land, office, multi family, industrial, restaurant, investment and leasing, this course is designed to be a primer in the language of commercial real estate.  The course explores a broker’s obligation to the client to be competent in whatever areas they are doing business in.  Article 11 of the Code of Ethics is reviewed prior to digging into the bulk of the information.  The course will review the common formulas of commercial real estate, cap rates, internal rate of return, net operating income and value so that the students have been exposed to the numbers.  Then the course moves into areas of real estate the residential brokers can expect to be reasonably competent in, areas such as single tenant office, residential leasing and commercial leasing.  The back end of the course focuses on the language of leasing, helping the brokers to understand the terminology they need to be aware of in practicing commercial leasing.
